The province of Málaga is consolidating its position among the top locations on the Iberian Peninsula. According to a report by Lucas Fox, nearly one-third of the listings at the top end of Spain’s exclusive property market are located in this region. Sales of luxury homes in the 'Golden Triangle’ are also on the rise.
Malaga in first place in Spain
The capital of the Sunshine Coast is a very attractive location for investors – also from Poland – looking for unique experiences and an exclusive lifestyle. It is therefore no surprise that this very province is the Spanish leader in the luxury homes and flats sector, recording a 30% share of this market (in terms of the number of offers). It is ahead of Majorca (27%) and Madrid (9%).
The most discerning investors looking for luxury villas should definitely pay attention to the Malaga area, i.e. the Marbella area. The 'top of the top’ offers, worth more than €2.5 million, account for 10% of the local property market – so there is no shortage of more affordable offers either. According to data from Lucas Fox, villas in Marbella are mainly purchased as second homes (almost 60%), and almost 30% of clients buy with a view to living there permanently.
Malaga as a region – in the sense of the Marbella area – not only dominates the Spanish market, but also sets trends in luxury construction. Suffice it to mention EPIC by Fendi or the newly built estate signed by Dolce Gabbana or the Versace project. Also attracting attention is the UNO development under construction with its unique location in Marbella – by the sea, on the Golden Mile. The Costa del Sol attracts property buyers from all over the world, looking for an exceptional place to live and a stable investment that increases in value year after year. The Mediterranean climate, more than 300 days of sunshine a year, magnificent beaches, world-class golf courses, an exceptional cultural and gastronomic offer or excellent infrastructure – these are just some of the advantages of the sunshine coast, making this region one of the most desirable.
„The Golden Triangle” on the Sunshine Coast is made up of Marbella, Estepona and Benahavis. The total number of high-end properties purchased there in 2024 was exactly 8,708, an increase of 5.64% year-on-year, according to DOM3 data. The highest number of transactions, 4,745, was recorded in Marbella, ahead of Estepona (3,162) and Benahavis (801). Marbella has thus once again confirmed its nickname as the pearl of the Costa del Sol. Known for its exclusive villas, prestigious estates and extensive infrastructure – including golf courses or marinas – it was also recognised by tourists in the 'European Best Destinations’ poll.
An increasing number of transactions on the Costa del Sol are being carried out by foreign buyers, the latest figures from the Registradores de Espana confirm. They indicate that in Q1 2025, the province with the highest percentage of property purchases by foreigners ranked 2nd with 34.75% of transactions. Only Alicante (43.67%) had a better result, with the Balearic Islands completing the podium (30.03%).
