According to the latest data, foreign buyers purchased a total of 138,254 properties in Spain in 2025, with Poles accounting for as many as 4,136 of those transactions. This placed our compatriots in 7th place among foreign buyers, and in some municipalities, Poles have already risen to 3rd place.
According to the Consejo General del Notariado (General Council of Notaries), since 2022, the number of real estate purchases in Spain by foreign investors has remained at around 133,000 per year. Compared to data from five years ago, this represents an 80% increase in the number of international buyers.
While the pandemic has significantly impacted the real estate market, a comparison of the share of foreign buyers from the earlier period (2016–19) with their share post-pandemic (2021–25) also reveals an increase of approximately 33%. At the same time, British buyers remain at the very top, with 10,925 properties purchased (a 7.9% market share among foreign investors). Next are the Germans with 9,126 purchases and the Italians with 8,948 transactions. Both Italians and Dutch currently rank among the fastest-growing groups of foreign buyers.
The sharpest declines in demand for real estate in Spain were recorded among Russians (-22.5%), Belgians (-11.3%), and Norwegians (-10.8%). Despite an 8.8% drop in demand, Poles remain among the top buyers—ranking 7th among foreign buyers in 2025.

The Valencia region boasts the highest number of properties purchased by foreign investors, accounting for 29% of all real estate purchases in Spain by foreign buyers.
However, Valencia saw a 5% decline, in contrast to Andalusia, which ranked second in 2025 and was one of the few regions to record a 1.5% increase over the previous year, with 25,947 purchases.
Regions that saw significant growth also include Catalonia (+4.3% year-over-year, ranking 3rd) and Galicia, which grew by as much as 12%—though starting from a low base, which is why it ranked only 8th.

According to data from the Consejo General del Notariado for 2025, as many as 43% of property buyers in the Andalusia region were foreign buyers. This was particularly true in municipalities such as Marbella, Mijas, Fuengirola, Estepona, Manilva, Benahavís, and Ojén.
The leading nationalities purchasing real estate in Andalusia and elsewhere include buyers from the United Kingdom, the Netherlands, and Sweden. In some regions, Germans (e.g., in Torrox) and Italians (e.g., in Benalmádena) also dominate.
In 2025, Poles purchased as many as 4,136 properties in Spain, placing them 7th in the ranking of foreign buyers. However, in some municipalities—such as Mijas, Estepona, and Manilva—Poles have already made it onto the podium, taking 3rd place.
“Diario Sur” notes that in as many as 11 Andalusian municipalities, Poles ranked among the top five foreign buyers of houses and apartments. Experts note that in countries bordering Ukraine, including Poland, demand for real estate in Spain has increased. This is particularly noticeable in the sale of new developments, where up to 40% of units are purchased by buyers from Poland.

Most Poles buy property in Mijas, Estepona, Manilva, and Algarrobo, where they rank third among foreign property buyers. In addition, Poles are most likely to buy in Marbella, Fuengirola, Ricón de la Victoria, Torrox, and Villanueva del Rosario—ranking fifth in each of these locations—as well as in Casares and Alcaucín (fourth place).
