    How much does property management cost in Marbella?

    The cost depends on the type of property, its location and size. The larger the property, the higher the rent and service charges, and therefore the more expensive the property management.     How is property management billed in Spain?

    Billing depends on the model of cooperation with the estate agent and can take the following forms:

    Under the fixed-fee model: a monthly rate, agreed in advance with the agency, is paid. In this case, the agency looks after the property and is responsible for organising comprehensive rental services, including post-tenancy care and management between tenancies. This means the owner does not need to be on site and does not have to worry about property-related issues.

    In the commission-based model: the agency takes a percentage of the income generated by the property’s rental. If the property is not rented out, no commission is paid. However, this model requires greater involvement from property owners and looking after the property when it is not being rented out.

    In the mixed model: this depends on the offer and the arrangements made with the estate agent. Usually, in addition to the commission fee, the owner also covers minor fixed costs – such as those arising from the agency providing a post-tenancy cleaning service, or from ongoing repairs and technical maintenance.
