Agnieszka Marciniak-Kostrzewa at Impact’26 on the Polish property boom in Spain

More than 20 years ago Agnieszka Marciniak-Kostrzewa founded Agnes Inversiones. Today it is the largest company with Polish roots on the Spanish Costa del Sol. Despite living abroad, Agnieszka Marciniak-Kostrzewa regularly returns to her home town of Poznań. At Impact’26, she spoke about the reasons for the Polish boom in the purchase of houses and flats in Spain and what is building up the value of property these days.

Impact’26 the heart of the debate on business and the future in uncertain times

Agnieszka Marciniak-Kostrzewa began her professional journey in Spain in 1995. This year, she is celebrating the 20th anniversary of Agnes Inversiones – the largest, oldest and most recognisable Polish real estate office on the Costa del Sol, the sunshine coast. – Every time I am in Poland, I return to Poznan. It is my place, my roots and part of my identity,” she points out.

During Impact’26 in Poznań, Agnieszka Marciniak-Kostrzewa spoke in the discussion „Where is value being created today? A new map of investment” – speaking about the phenomenon of Polish investments in the south of Spain. It is due to the combination of very rational investment arguments with a high quality of life, which more and more people are consciously seeking.

At the same time, Poles have changed a lot as investors. Just a few years ago, holiday property purchases dominated. Today, we are increasingly talking about diversifying assets and building a safe haven for capital. The war in Ukraine, global tensions or the current conflict in the Middle East are making investors pay even more attention to security, stability and quality of life.

Q1 2026: Poles bought 1,126 properties in Spain

The Polish boom in Spain is illustrated by the numbers. From January to March 2026, Poles purchased 1,126 properties in Spain, 12.8% more than the year before and nearly 41% more than in 2024. – indicate the latest figures from the Registradores de España, published a few days before Impact’26. Our compatriots are already ranked 8th in the ranking of foreign investors – contrary to the announced decline that was to follow the introduction of short-term rental regulations in 2025. At the same time – in an era of conflict in the Middle East – Spain is gaining as a safe haven for property buyers.

In Q1 2026, Poles recorded the highest increase in Spanish market share among foreign property buyers – reaching 4.61%. The 1,126 houses and flats purchased was 12.8% higher year-on-year and nearly 41% higher than in Q1 2024, which was a record year so far. At that time, our compatriots bought 4,213 properties on the Iberian Peninsula, 77 more than in 2025.

Polish even in 3rd place among foreign buyers of property in Spain

In the last five years alone, Poles have purchased more than 16,700 flats, houses and villas in Spain. There is unflagging interest in the Costa del Sol, or the coast of the sun. Its heart is Marbella, which, together with Estepona and Benahavís, forms the 'Golden Triangle’.

As 'Diario Sur’ points out, in the largest municipalities in the province of Malaga – including Marbella and Fuengirola – Poles have already moved into the top five foreign buyers. In some – such as Mijas, Estepona and Manilva – they are on the podium, taking 3rd place. This can be seen not only in the numbers – for there is a growing Polish community, Polish shops and restaurants, and the magazine 'Hola Polacos’ is also published.

Poznanian Agnieszka Marciniak-Kostrzewa builds Polish success in Spain

A Polish tradition on the Costa del Sol has become the WOŚP Finale, for several years organised by the Agnes Inversiones team. This year, more than 1,000 participants – from the Polish and Spanish communities – once again showed their big hearts, and the final result of the collection exceeded the wildest expectations and reached nearly 380,000 zlotys. The record-breaking auction was a round of golf with Rafal Brzoska at the exclusive Old Course La Zagaleta.

The real estate agency Agnes Inversiones, founded by Agnieszka Marciniak-Kostrzewa, supports Poles in finding places where dreams come true. In the past two years alone, it has mediated the sale of almost 120 properties with a total value of around €150 million. Agnes Inversiones was the first Polish office to join the Leading Property Agents of Spain – an elite association that brings together Spanish real estate agents in Spain – with many years of experience and a high work ethos.

Impact’26 in Poznań: What is this event?

Impact CEE is an annual flagship economic and technology event in Central and Eastern Europe, recognized as the most influential in the region. It serves as a platform for high-level knowledge exchange, bringing together global business leaders and political figures. Why do Poles buy real estate in Spain?

Our compatriots’ preferences and motivations for choosing the Costa del Sol and Spain in general are increasingly linked to the search for a safe haven – amid the conflict in the Middle East, the war in Ukraine, and global uncertainty. At the same time, the cost of living in Spain is by no means higher than in Poland, and on top of that, there are over 320 sunny days a year, the Mediterranean diet, and a relaxed Spanish lifestyle.
