Poles have bought a record number of properties in Spain. Results for the first half of 2026

Poles are making an increasingly strong mark on the Spanish property market. In the first half of 2026, they bought 2,269 houses and flats – nearly 9 per cent more than a year earlier. This is the highest figure on record when comparing the first halves of consecutive years. At the same time, property prices in Spain continue to rise – according to Eurostat, in the first quarter they were 12.8% higher than a year earlier.

2,269 properties bought by Poles

The first half of 2026 saw yet another record level of interest from Poles in Spanish property. During this period, our compatriots purchased 2,269 houses and flats, which is 186 more than in the same period of 2025. This represents a year-on-year increase of nearly 9 per cent.

In the second quarter alone, Poles accounted for 4.33 per cent of purchases made by foreign buyers. At the same time, the share of all foreign nationals in the Spanish housing market stood at 15.98 per cent, confirming the continued high level of interest in Spain amongst buyers from outside the country.

Significantly, these record figures come at a time when Spanish property prices are rising sharply. The rise in prices has therefore not yet led to a decline in interest from Polish customers.

What sort of properties are Poles looking for?

The price range of between 500,000 and 2.5 million euros remains the most popular among Polish buyers. At the same time, there has been a marked increase in the number of people interested in properties in the 350,000 to 500,000 euro price range.

With a budget of up to 500,000 euros, clients are most often looking for two-bedroom flats with a terrace and a swimming pool, offering good access to the beach and local amenities. What is becoming increasingly important, however, is not just the prestige of the address, but the balance between price, location, rental potential and the prospect of a future resale.

In the €350,000 to €500,000 price range, there has been a rise in interest in smaller flats, with a floor area of around 70 m². Unlike the Polish market, however, floor area alone does not determine the price. On the Costa del Sol, the property’s location, distance from the sea and exposure to the sun are far more important factors.

Nor has the top end of the market slowed down – properties costing between 2.5 million and 6 million euros are still finding buyers, although the decision-making process is now taking longer than it did in 2025.

Property prices in Spain continue to rise sharply

The rise in demand has gone hand in hand with a further increase in prices. According to Eurostat, in the first quarter of 2026, property prices in Spain were 12.8 per cent higher than a year earlier and 3.5 per cent higher than in the fourth quarter of 2025.

Fotocasa’s data on the secondary market shows even stronger growth. In the second quarter, prices were 17.2 per cent higher year-on-year and 4 per cent higher than in the previous quarter.

One of the reasons is high demand, which is not being met by a sufficient number of new properties. This is particularly true of the most attractive locations on the Costa del Sol, where both domestic and foreign buyers are competing for the limited supply.

Marbella with a record price per square metre

The upward trend is particularly evident in Marbella. In June 2026, the average asking price reached a record high of 5,608 euros per square metre. This was 7.6 per cent higher than the previous year.

However, the rate of growth has slowed compared with the previous period – prices rose by around 1.5 per cent compared with December 2025. This may indicate that the market is transitioning from a period of very rapid expansion to a more stable phase of growth.

Foreign buyers remain a key driver of the market. In 2025, they accounted for around 32.8 per cent of residential property purchases across the province of Málaga, and in the case of new and luxury developments in certain locations, their share exceeded 60 per cent.

Poles are buying, but they’re taking their time when making decisions

A record number of transactions does not mean that customers are shopping less carefully. Quite the opposite.

In 2026, Polish buyers are taking a more measured and selective approach than last year. When it comes to properties for their own use, they are considering both the primary and secondary markets. However, their choice is primarily determined by: location, standard, views, access to the beach and year-round facilities.

As prices rise, the quality of a particular property and its long-term potential are therefore becoming increasingly important. Buyers are being more selective, but figures for the first half of the year show that interest in Spain remains very high.
