In 2025, the percentage of Poles returning to Poland relative to the percentage of moving out will prevail in a significant number of countries. It would seem that this trend will not bypass Spain, but last year almost twice as many Poles moved to the Iberian Peninsula as returned from it.

Spain as second destination for Poles

According to the Clicktrans report, almost two-thirds of Poles choose to move to Spain and only one-third choose to return home. Germany ranked first as the most common destination for Poles to emigrate, only 5 p.p. ahead of Spain, with a share of 19.9% (against Spain’s 14.9%). Spain was followed by countries such as the Netherlands, with a share of 8.3%, and Italy, with a share of 7.1%.

At the same time, in 2025 Poles purchased as many as 4,136 properties, reaching a 4.26% share among foreign buyers of houses and flats in Spain, the eighth highest in the ranking. The Clicktrans report states that the average cost of moving to Spain last year was £4,649, increasing by around 12% compared to 2024.

Sunshine for most of the year, some of the warmest winters in Europe and close proximity to the Mediterranean – these are just a few of the advantages of living in Spain. Meanwhile, according to a report by Lucas Fox, 30% of the offers to buy the most exclusive flats in Spain are in the province of Málaga, including the so-called 'Golden Triangle’ – Marbella, Estepona and Benahavis.

Life here moves at a more leisurely pace. Mornings start with a freshly ground coffee and a walk on the beach and a visit to the nearby market, then you relax for a siesta to spend the afternoon playing an active game of padel or a quieter one of golf. The evening is for relaxing in a coastal restaurant or bar. Spain is known for its excellent healthcare, developed education and has a very good infrastructure and cultural offer.

Due to the large number of Poles living on and around the Costa del Sol, you can find many Polish accents here. There are Polish shops and restaurants, the magazine „Hola Polacos” is published, and the Grand Finale of the Great Orchestra of Christmas Charity takes place in Fuengirola, with over 1,000 participants this year.

In addition, the rapidly developing infrastructure not only encourages tourist visits to this part of Spain, but also shortens the time and makes daily travel much easier. Further terminal expansion work is currently underway at Aeropuerto de Málaga – Costa del Sol Airport, which will allow the network of connections between Spain and Poland to grow. From January 2026, LOT has launched new flights from Chopin Airport, which now operate as many as four times a week.

Relocation and security of investment in Spain

The Costa del Sol is considered a safe haven – not least because of the greater stability of the property market here. Reports such as Lucas Fox, Knight Frank and IQI Global point to the Costa del Sol’s growing role as a leader in the market for luxury real estate that is safe to invest in. According to 2025 figures, Spain’s GDP per capita was among the fastest growing, surpassing even… Japan.

The survey 'This is us. Poles about real estate’ shows that 63 per cent of respondents feel stressed when changing flats. The number of formalities required – not only those related to moving into a new place, but also those concerning moving out – mean that many people need support in this process.

Forecasts for 2026 for the Costa del Sol property market

The most popular, most luxurious flats in Marbella, Estepona and Benahavis, with an area of 100-300 m2, can be found at prices ranging from 450,000 to 4.5 million euros. At the same time, there is no shortage of offers with prices starting as low as €350,000 per flat. In addition to Marbella, prospective locations for investment are Estepona, Mijas and Benalmádena, due to the lower price level and the strongly developing infrastructure there.

Most forecasts predict an increase in property prices in Spain in 2026. National forecasts such as CaixaBank and Bankinter predict an average increase of 5-7% across Spain, and for the Costa del Sol market even at 5-9%. However, this growth will have a more moderate and balanced pace than in 2023-2025.

Living in Spain is becoming increasingly accessible to a wider range of buyers. It is increasingly possible to find flats in a similar price range to those in the Warsaw property market.
