    Spain is increasingly attracting Poles. Not only for holidays

    The more than 2,000 flats and houses purchased by Poles in the first half of the year are part of an upward trend. In the second quarter of 2025, both the share of our compatriots in the Iberian property market increased and – year-on-year – the number of transactions performed by them increased. Thus, Spain, and above all the Costa del Sol, is attracting Poles – not only for holidays.

    For holidays, and increasingly on a permanent basis

    A Polish community is growing on Spain’s sunshine coast. Our compatriots are learning Spanish, integrating, participating in local life and events, and also organising them themselves – such as the annual WOŚP Finale on the Costa del Sol. In choosing Spain as a place to live, Poles are also setting up their own shops and businesses – most often in the catering or tourism sectors.

    Spain – including the Costa del Sol – is also one of the top destinations chosen by Poles for their holidays. It ranks 1st in the rankings, recording 1/4 of indications. Holidays in Spain are cheaper than in our country, as confirmed by Eurostat data. Tourists are attracted by the unique corners of Andalusia, the internationally acclaimed cuisine and the desire to experience the Spanish way of life.

    The growing popularity of the Iberian Peninsula is being influenced by new flight connections from Poland, including LOT’s planned permanent route from Warsaw to Malaga from mid-January 2026. As Hosteltour points out, 5.3 million tourists visited Andalusia in the first five months of 2025, 9.5 per cent more than in the same period of 2024. In contrast, last year, the number of Polish tourists in Spain exceeded 2.4 million (up 30 per cent year-on-year), with spending of more than €3.2 billion. This increases the profitability of rental properties, for which the achievable rate of return is 6%.

    Spain fights 'ransomas’ and changes legislation

    When investing in Spain, it is a good idea to keep abreast of regulatory changes. In April 2025, new regulations came into force, including those aimed at stepping up the fight against 'ransomas’ – covering the handling of illegal foreclosures by the courts in other categories – with faster procedures. From the moment a case is brought to court, it is to be heard within a maximum of 15 days and a judgment is to be issued within days of the hearing.

    There has also been increasing talk in recent months about the regulations, introduced in April 2025, for short-term rental properties. Their owners must hold tourist licences, the obtaining of which requires compliance with a number of conditions imposed by law, such as having to have air conditioning, extra changes of bedding, fire extinguishers or a first aid kit.

    In addition, as of July 2025, obtaining approval for so-called tourist rentals requires a 3/5 majority vote of the respective community of residents. Owners of such properties are also required to declare them to the Registro Único de Alquiler Turístico, thus receiving the Numero de Registro Único del Alquiler (NRUA). This number must be compulsorily published on all portals, with each short-term rental offer.

    Spanish authorities are already enforcing the new regulations, calling on sites such as Airbnb and Booking.com to remove tens of thousands of listings without a tourism licence number. At the same time, the supply of seasonal and long-term rental properties in Malaga has increased by 24% and 19% respectively – comparing Q2 in 2024 and in 2025. – reports Idealista.
